Structure first
Look for roof issues, water damage, sagging floors, termite risk, foundation movement, old extensions, and signs that the house has been empty for too long.
A beautiful old house can still be a poor project if the structure requires specialist work that is hard to source locally.
Utilities and daily usability
Confirm water, sewer or septic, electricity, gas type, heating, drainage, internet, road access, parking, and winter access where relevant.
A house can be cheap because the hard parts are outside the photos. Utilities, road width, slopes, snow, and distance to contractors can change the entire budget.
Budget and exit logic
Before buying, think through purchase price, taxes, agent fees, registration, repairs, furnishing, holding costs, insurance, and unexpected work.
Also decide your exit logic. Are you renovating for yourself, resale, long-term rental, short stay use, or content? Each path changes what a good property looks like.
