Ownership basics
Foreign individuals can generally buy property in Japan, including land and buildings. There is no broad national rule that says you must be Japanese or resident to own normal freehold real estate.
That does not mean every purchase is simple. Each property still needs normal due diligence, correct documents, contract process, registration, tax handling, and professional support.
Residency and visas
Buying a house in Japan does not automatically create a right to live in Japan. Property ownership and immigration status are separate issues.
If your goal is long stays, relocation, rental activity, or business use, you should look at visa and tax questions separately before buying. A property can be legally purchasable but still not fit your personal plan.
What foreign buyers should prepare
Expect identity checks, proof of funds, contract documents, registration steps, and possible translation needs. Some agents are comfortable with overseas buyers; others are not.
The smoother path is to understand the property first, prepare clear questions, and contact the right agent only when the opportunity has passed a serious initial filter.
